Our client, a well-regarded and growing property services organisation, is seeking an experienced Building Manager to oversee a portfolio of two residential strata plans and one Building Management Committee (BMC) in Liverpool.
This is a great opportunity for a confident and capable Building Manager who has experience working within BMC structures and is comfortable managing multiple stakeholders across a medium-sized residential community.
The portfolio consists of approximately 300 residential lots across two strata plans, along with responsibilities relating to the shared facilities governed by the BMC.
You will play a key role in ensuring the smooth day-to-day operation of the buildings while maintaining strong relationships with residents, strata committees and service providers.
Key Responsibilities:
- Oversee the day-to-day operations of two residential strata schemes and one BMC
- Manage and coordinate contractors and service providers, ensuring works are completed safely and to a high standard
- Act as the main on-site point of contact for owners, residents and strata committees
- Assist with budget planning and monitoring building expenditure
- Prepare and present regular building reports
- Ensure building procedures, compliance and WHS requirements are maintained
- Maintain accurate documentation, records and compliance registers
- Attend Committee Meetings and Annual General Meetings (AGMs) when required
- Manage stakeholder relationships within the BMC structure, ensuring smooth coordination of shared facilities
About You:
- Our client is looking for a strong Building Manager with a confident personality who can take ownership of the site and manage multiple stakeholders effectively.
You will ideally bring:
- 3–4+ years’ experience in residential Building Management
- 2–3 years’ experience or strong knowledge of BMC structures
- Sound understanding of Strata Schemes legislation, statutory requirements and WHS
- Excellent communication and stakeholder management skills
- Strong organisation and administrative abilities
- Proficiency in Microsoft Office (Word, Outlook, Excel)
- Ability to work autonomously and manage site operations independently
- Professional presentation with a proactive and solutions-focused mindset
- Additional Requirements
- Valid Driver’s Licence
- Project management experience is desirable but not essential
