Our client is a well-established and growing strata management business with a strong reputation across Sydney and greater NSW. Managing a diverse portfolio of large residential buildings, community associations, and mixed-use developments, they are known for delivering high-quality service, strong governance, and long-term client relationships.
With continued growth, they are now seeking an experienced Senior Strata Manager to join their high-performing team.
The Opportunity As a Senior Strata Manager, you will take ownership of a quality, well-maintained portfolio across large strata schemes, community associations, and Building Management Committees (BMCs).
You will act as the primary point of contact for Owners Corporations, providing strategic advice, driving compliance, and delivering a high standard of service. You will also play a key leadership role, mentoring and overseeing a dedicated Strata Assistant.

What You’ll Be Doing:
- Managing the full day-to-day operations of your portfolio across large strata buildings, community schemes, and BMCs
- Building and maintaining strong, long-term relationships with committees, lot owners, and contractors
- Preparing and presenting budgets, financial reports, meeting agendas, and minutes
- Coordinating and attending AGMs, EGMs, and strata committee meetings
- Ensuring full compliance with NSW strata legislation including SSMA 2015 and CLMA 2021
- Procuring, negotiating, and managing contractors and service providers
- Providing strategic advice to Owners Corporations on maintenance, budgeting, and long-term planning
- Overseeing maintenance works, capital projects, and contractor performance
- Mentoring and managing your Strata Assistant
- Leveraging modern systems and AI-driven tools to improve efficiency and client outcomes
About You:
- Minimum 5+ years’ strata management experience, ideally at a senior level
- Experience managing large schemes, community associations, and BMCs
- Current Class 1 or Class 2 Strata License (NSW)
- Strong working knowledge of SSMA 2015 and CLMA 2021
- Solid financial capability including budgeting and reporting
- Excellent communication skills with confidence dealing with diverse stakeholders
- Highly organised with the ability to manage competing priorities
- Tech-savvy, with experience using systems such as Strata Master, SMATA, Strata Vote (or similar)
- Unrestricted working rights in Australia
- Current driver’s license
